Slab foundations are common in Central Florida, so the usual problems are settlement, slab cracks, slab-edge washout and subsidence.

Crack repair quotes
Gutters, downspout extensions, regrading and slab-edge erosion repair for a climate with a heavy summer rainy season.

Inspection and report quotesUse the form, or Call (727) 300-6656, to describe the cracks, sloping floors, sticking doors or yard depression, plus the age of the home and any engineer or insurer report.
We usually reply the same day and pass your request to an independent contractor that works in your area.
The contractor visits, looks at the home and gives you a written quote. That visit is a sales estimate, not an engineering opinion.
Compare the quote, ask questions and hire only if it makes sense. The contractor you choose quotes, contracts and does the work.

Typical national ranges from This Old House (2026), Bob Vila, HomeGuide (2026) and Angi (2026) put an overall foundation repair project at $2,200–$8,100, crack repair at $250–$800 per crack and steel or push piers at $1,000–$3,000 each. These are estimates, not quotes; no Orlando contractor publishes prices. The foundation repair cost guide for Orlando has the full table and a calculator.

Sand, with pockets of muck. Orlando-area soils are mostly sands with negligible shrink-swell, according to USDA NRCS soil survey data (SSURGO): the large Orange County series include Smyrna, Candler, Tavares and Basinger, and Candler runs about 1–1.4 percent clay with a linear extensibility of 0. Organic soils, or muck such as Samsula, cover roughly 6 to 7 percent of Orange, Seminole and Osceola and about 13 percent of Lake (NRCS SSURGO). That is why settlement here tends to involve compressing organic layers, poorly compacted fill and washout at slab edges rather than clay swelling.
Limestone below. Central Florida sits on karst, limestone that water slowly dissolves. The Florida Geological Survey (FGS) lists 232 reported subsidence incidents in Orange County as of Oct. 19, 2026. FGS notes that most of these voluntary reports have not been field-checked and the cause is not verified. For scale, Orange County was 2.2 percent of Florida's 2006–2009 sinkhole insurance claims, while Hernando, Pasco and Hillsborough counties were over 66 percent (Florida Senate Interim Report 2011-104). The Winter Park sinkhole of May 8, 1981 was, per the USGS, about 300 ft across and about 80 ft deep visible.
Rain and drought. NOAA's 1991–2020 normals for Orlando International Airport show 51.45 inches of rain a year, with 29.57 inches, about 57 percent, falling June through September. June is the wettest month at 8.05 inches and November the driest at 1.79. 2026 has been one of the driest starts on record, and FGS says sinkhole activity is greatest when drought conditions have lasted for some time, with heavy rain also listed as a trigger.
Permits and licenses. Orange County says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida PE or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000 (Orange County permit pages). In Seminole, Osceola and Lake counties and the cities, permit rules vary; the licensed contractor confirms and pulls any permit. In Florida, structural foundation repair, underpinning and sinkhole stabilization of a house is Division I contracting: a certified or registered general contractor (CGC/RGC) or residential contractor (CRC/RRC) clearly qualifies, and a building contractor (CBC) arguably does for homes up to three stories (Fla. Stat. §489.105(3)(a)–(c)); Florida has no separate foundation or underpinning specialty license. A contractor's license number must appear in its ads and contracts (§489.119(5)(b)). Check it on MyFloridaLicense.com; a county business tax receipt is not a license.

You usually cannot by looking. The Florida Geological Survey lists look-alikes such as organic layers that compress as water is removed, broken sewer or drain pipes and improperly compacted soil. Diagnosing the cause is engineering, so only a Florida-licensed professional engineer (PE) may do it, and Florida has no agency that inspects sinkholes for homeowners. See inspections and engineer reports.
National guides put a typical project at $2,200–$8,100, with an average near $5,000–$5,200. Two directories' Orlando estimates are about $3,126 (Today's Homeowner, Feb 2025) and about $5,509 (Angi, 2026). Piers, grouting and engineering can push a job far higher. These are estimates, not quotes; see the cost guide.
