Foundation repair price ranges

No Orlando contractor publishes prices, so the figures below are typical national ranges. Your number comes from a written quote after a contractor's free evaluation and quote.

Two directories' Orlando estimates

As a local cross-check, Today's Homeowner lists an Orlando average of about $3,126 (Feb 2025), and Angi lists about $5,509 on average, with most jobs between $1,943 and $10,263 (2026). Both sit inside the national band above. They are estimates, not quotes.

Sinkhole stabilization: a dated Florida benchmark

In a December 2010 report, the Florida Senate wrote that engineers and geologists estimated stabilizing an average $150,000 home at about $75,000 by grouting or about $35,000 by underpinning (Senate Interim Report 2011-104). Those are 2010 figures, not current prices. Today a sinkhole or subsidence repair is priced from a professional engineer's design; see sinkhole and subsidence repair.

What moves the price

Cause and repair method

A dropped slab section may need only foam lifting or slabjacking, while a settling footing may need piers and suspected subsidence may need grouting or underpinning. The Senate's 2010 figures show how far apart two methods for the same home can be. Compare the methods in house leveling and piers.

Pier count and depth

Piers are priced each, so the count drives the total, and each one is driven to firm bearing. FGS staff told the Florida Senate that Orange County and parts of Lake and Seminole have shallow limestone overlain by sands and clays, so the depth to good bearing varies from lot to lot.

Soil conditions

Orlando-area soils are mostly sands with negligible shrink-swell (NRCS SSURGO), but organic soils (muck) cover roughly 6 to 7 percent of Orange, Seminole and Osceola and about 13 percent of Lake (NRCS SSURGO). Muck and poorly compacted fill can mean deeper piers or more testing, and a geotechnical soil report runs $500–$3,000.

Engineering and permits

Orange County says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida PE or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000 (Orange County permit pages). Elsewhere, permit rules vary; the licensed contractor confirms and pulls any permit.

Sinkhole insurance rules

Under §627.707(5), repairs on a covered sinkhole loss must follow the insurer's engineer's recommendations, and the insurer may limit payment to actual cash value, excluding underpinning or grouting, until the policyholder contracts for stabilization. Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Drainage and slab edges

About 57 percent of Orlando's 51.45 inches of yearly rain falls June through September (NOAA 1991–2020 normals, Orlando International Airport). Gutter, downspout and regrading work often appears on the same quote as slab repair; see drainage and grading.

What a written foundation repair quote should itemize

Compare quotes line by line, not by the total.

  • Repair method. Foam lifting, slabjacking, push or helical piers, compaction or chemical grouting, or a combination, and why that method fits the cause.
  • Pier count and depth, or grout volume. How many piers and to what expected depth, or how much grout and at how many injection points, plus what happens to the price if conditions differ.
  • Engineer's design and final letter. Whether a Florida-licensed professional engineer designs the structural repair and issues a final letter when it is done, and who pays for each.
  • Permit and Notice of Commencement. Who pulls the permit, whether sealed plans are included and whether a Notice of Commencement is needed.
  • License number. A contractor's license number must appear in its ads and contracts (§489.119(5)(b)). Check it on MyFloridaLicense.com; a county business tax receipt is not a license.
  • Warranty in writing. What the contractor's warranty covers, for how long, and whether it transfers to a buyer.

Foundation repair cost questions

What is the average cost of foundation repair in Orlando?

Two directories' Orlando estimates differ: Today's Homeowner lists about $3,126 on average (Feb 2025), and Angi lists about $5,509, with most jobs between $1,943 and $10,263 (2026). National guides put a typical project at $2,200–$8,100. No Orlando contractor publishes prices, so treat these as estimates and compare written, itemized quotes.

How much does a foundation pier cost?

National guides list steel or push piers at $1,000–$3,000 each installed and helical piers at $2,000–$4,000 each. The total depends on how many piers the design calls for and how deep each must go to reach firm bearing, which varies from lot to lot. A written quote should state the pier count, the type and the expected depth.

How much does sinkhole repair cost in Central Florida?

Angi (2026) says typical residential sinkhole repair runs $10,000–$20,000 in most cases. For historic context, a December 2010 Florida Senate report said engineers and geologists estimated stabilizing an average $150,000 home at about $75,000 by grouting or about $35,000 by underpinning. Current jobs are priced from a professional engineer's design, so get the design before comparing quotes.

How much does polyurethane foam slab lifting cost?

National guides put polyurethane foam lifting at about $5–$25 per square foot, with a minimum job of roughly $300–$700. Traditional slabjacking or mudjacking runs $500–$1,300. Foam lifting suits a slab section that has dropped; it does not address deeper settlement or subsidence, which may call for piers or grouting.

How much is a foundation inspection or engineer's report?

National guides list a foundation inspection at $400–$750, a structural engineer's report at about $340–$1,000 (up to $3,000 for complex cases) and a geotechnical soil report at $500–$3,000. A contractor's free evaluation and quote is a sales estimate. Only a Florida-licensed professional engineer may diagnose the cause and write a structural report.
