Casselberry incorporated as a town on Oct. 10, 1940, with Hibbard Casselberry as first mayor and Fern Park Estates laid out around the Triplet Chain of Lakes. It became a city in 1965. Growth was steep: 407 residents in 1950, 2,463 in 1960 and 9,438 in 1970. Today it has "over 30 lakes and ponds," the largest Lake Howell.
Per the U.S. Census Bureau's American Community Survey (ACS) 2024 5-year estimates, Casselberry has 30,135 residents and a median year built of 1983. 64.3% of housing units date from 1970 to 1999, with the 1970s (28.1%) the largest single decade and another 8.4% from the 1960s. 59.5% of homes are owner-occupied and 48.2% of units are single-family detached.
Mobile homes: 7.6% of Casselberry housing
That ACS share is the highest of the cities covered on this site. Re-leveling a mobile or manufactured home is a different job from lifting a slab house, so when requesting quotes, say which kind of home you have and ask each contractor whether it handles that type. For slab houses, house leveling and piers are one option contractors quote for settlement; installed steel or push piers run $1,000–$3,000 each (typical national ranges from This Old House (2026), Bob Vila, HomeGuide (2026) and Angi (2026), estimates, not quotes).
Lake lots, soils and reported incidents
Water near the house. USDA NRCS describes Samsula muck as forming "in swamps, poorly defined drainageways and flood plains," and muck and other organic soils cover roughly 6 to 7 percent of Orange, Seminole and Osceola and about 13 percent of Lake (NRCS SSURGO). No source maps muck to a particular Casselberry street, so a lot-level answer needs a soil report or a PE. Drainage and grading quotes address gutters, downspouts and grading that send water toward the slab.
Reported subsidence incidents. The Florida Geological Survey (FGS) database has about 11 inside city limits, from 1965 to 2022. One, dated Dec. 4, 2015, reads "Home is visibly and audibly cracking"; like most FGS entries it is an unverified report. FGS notes that the majority of incidents "have not been field-checked and the cause of subsidence is not verified," and older points are often placed only roughly. ClickOrlando has noted that the bulk of Seminole County's reports appear along I-4 and U.S. 17-92, a pattern consistent with Casselberry's count.
The 1985 map. Map Series 110 places the city's interior point in Area III, cover "mainly of cohesive clayey sediments," where sinkholes "are most numerous." Indicative only: it is a regional 1985 map, not a site survey.
Permits and licenses
The City of Casselberry Building Division is at 95 Triplet Lake Dr. Permit rules vary; the licensed contractor confirms and pulls any permit. For block-wall and foundation crack repair or structural work, ask for the contractor's license number and check it on MyFloridaLicense.com; a county business tax receipt is not a license.
Casselberry foundation questions
Can a mobile home in Casselberry be re-leveled?
Re-leveling a mobile or manufactured home is a different job from lifting a slab house. Casselberry has the highest mobile-home share of the cities on this site (7.6%, ACS 2024 5-year). When you request a quote, describe the home and ask each contractor whether it handles that type and whether a permit applies. The contractor confirms and pulls any permit.
Is my lakefront Casselberry lot more likely to settle?
No source ties a specific Casselberry street or lot to settlement. Muck and other organic soils exist in the county and can compress as water is removed, according to FGS, but only a soil report or a Florida-licensed professional engineer can say what is under one house. Contractors can quote drainage and grading changes that move water away from the slab.
How common are reported subsidence incidents in Casselberry?
The Florida Geological Survey database has about 11 reported subsidence incidents inside city limits between 1965 and 2022. FGS says most are not field-checked and their cause is not verified, and older records are often located only roughly. The count describes the area, not any one home. A professional engineer can investigate a specific property.
