Slab settlement and cracks
Contractors measure floor elevations and map cracks before proposing lifting or piers.

Settled about 1865 as "Tuskawilla," the city incorporated in 1959 as North Orlando and took the Winter Springs name in 1972. Homes from the 1980s, its biggest building decade, are now roughly 35 to 45 years old: long enough for slabs, stem walls, gutters and grading to see decades of rainy seasons. NOAA's 1991–2020 normals at Orlando International Airport put 29.57 of the year's 51.45 inches of rain in June through September.
Reported subsidence incidents. The Florida Geological Survey (FGS) database has about 4 reported subsidence incidents inside Winter Springs city limits, the earliest dated May 4, 1981, in the Oak Forest subdivision in Tuscawilla. FGS also lists a report dated Oct. 12, 2024, of a 5-by-3-foot depression in a Winter Springs front yard. FGS cautions that most incidents "have not been field-checked and the cause of subsidence is not verified"; many older records are located only roughly, so per-city counts are approximate.
The 1985 state map. Map Series 110 (Sinclair & Stewart, USGS) places the city's interior point in Area II, "mainly of incohesive and permeable sand," where sinkholes "are few, shallow, of small diameter and develop gradually." Indicative only: it is a 1985 regional map, and cities can straddle zones.
Soils. Seminole County's largest mapped soils include Basinger and Myakka sands; muck and other organic soils cover roughly 6 to 7 percent of Orange, Seminole and Osceola and about 13 percent of Lake (NRCS SSURGO). Shrink-swell is negligible on these sands; water, fill and organic layers matter more than clay.

In Florida, structural foundation repair of a house is Division I contracting: a certified or registered general (CGC/RGC) or residential (CRC/RRC) contractor clearly qualifies, and a building contractor (CBC) arguably does for homes up to three stories (Fla. Stat. §489.105(3)(a)–(c)). Check the license number on MyFloridaLicense.com; a county business tax receipt is not a license. A contractor's free evaluation is a sales estimate; diagnosing the cause is engineering, for a Florida-licensed professional engineer (PE).

Not necessarily. The ACS 2024 5-year median year built is 1989, so many homes are 35 or more years old, but age alone does not mean a problem. Widening cracks, sticking doors and gaps at the slab edge are worth a closer look, and a Florida-licensed professional engineer can diagnose the cause.
