No Orlando foundation contractor publishes a price list, so every number you see online is either a national cost guide or a directory estimate. Those figures are useful for one thing: knowing whether a written quote is in a normal range. The price that matters is the one a contractor writes down after looking at your house, and on structural work, after an engineer has said what the repair should be.

This guide collects the published ranges, explains what moves a Central Florida foundation job up or down, and shows how to compare written quotes. For the full cost page with every line item, see the foundation repair cost guide.

Typical price ranges by type of work

These are typical national ranges from This Old House (2026), Bob Vila, HomeGuide (2026) and Angi (2026). They are estimates, not quotes.

ItemTypical range
Foundation repair, overall project$2,200–$8,100 (national average about $5,000–$5,200)
Settling or sinking foundation$4,500–$20,000; severe sinking $15,000–$40,000
Crack repair, per crack$250–$800
Slabjacking / mudjacking$500–$1,300
Polyurethane foam liftingabout $5–$25 per sq ft (minimum job roughly $300–$700)
Steel or push pier, installed$1,000–$3,000 each
Helical pier, installed$2,000–$4,000 each
Stabilization / wall reinforcement$4,000–$12,000
Foundation lifting / leveling (major)$20,000–$23,000
Sinkhole repair (typical residential)$10,000–$20,000 in most cases (Angi)
Foundation inspection$400–$750
Structural engineer's reportabout $340–$1,000 (up to $3,000 for complex cases)
Geotechnical soil report$500–$3,000
Permits$75–$150 in national guides; Orange County fees were not retrieved

The spread is wide because "foundation repair" spans everything from one hairline crack to a row of steel piers.

Two directories' Orlando estimates

Two cost directories publish Orlando-specific averages, and they do not agree:

  • Today's Homeowner put the average foundation repair job in Orlando at about $3,126 (page last updated February 25, 2025; the page discloses paid placements).
  • Angi (2026 data) put the Orlando average at about $5,509, with most jobs between $1,943 and $10,263, which it describes as close to the national average. We saw that figure in a search summary and could not open the page itself.

The gap between the two is a reminder that a directory average blends small crack jobs with large pier jobs. Neither number tells you what your house needs.

Sinkhole stabilization: the 2010 state figures

The only Florida-specific figures on sinkhole stabilization come from a Florida Senate staff report written in December 2010 (Interim Report 2011-104, "Issues Relating to Sinkhole Insurance"). According to the geologists and engineers it cites, stabilizing an average $150,000 home would cost about $75,000 by grouting or about $35,000 by underpinning. The same report says insurers' sinkhole testing averaged $9,466 at the time.

Treat those as historic numbers in 2010 dollars. They show why the method matters so much: grouting treats the soil below the house, while underpinning carries the house down to firmer ground. Today, a sinkhole repair is priced from a professional engineer's design, so the engineer's report is what sets the scope. Our article on compaction grouting, chemical grouting and piers explains the difference.

What moves the price on a Central Florida job

The cause of the movement

Orlando-area soils are mostly sands with negligible shrink-swell, according to USDA soil survey data, so the usual drivers here are settlement, washout at slab edges, compressing organic soil (muck) and, less often, karst activity in the limestone below. A slab that settled because a downspout emptied against it is a very different job from a house sitting over a void. The cause decides the method, and the method decides most of the price.

The repair method and how much of it

Crack injection is priced per crack. Foam lifting is priced by the square foot. Piers are priced per pier, so a quote for eight piers and a quote for fourteen are not comparable until you know why the counts differ. Grouting is usually priced by the volume pumped and the number of injection points, which only an engineer's plan can set.

Depth to firm bearing

Piers are driven until they reach competent soil or rock. Florida Geological Survey staff, quoted in the Senate report, describe Orange County and parts of Lake and Seminole as having shallow limestone overlain by sands with clay, but depth still varies from lot to lot. Deeper piers cost more, which is one reason a contractor may price a range rather than a fixed figure.

Engineering, soil testing and permits

A structural engineer's report runs about $340 to $1,000 and a geotechnical soil report $500 to $3,000 in the national guides. In unincorporated Orange County, the county says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida professional engineer or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000. In Seminole, Osceola, Lake and the cities, permit rules vary; the licensed contractor confirms and pulls any permit. See foundation repair permits in Orange County.

Access, finishes and the extras

Interior piers may mean cutting tile and slab. Exterior work may mean moving landscaping or pavers. Many quotes also add drainage fixes, such as downspout extensions or regrading, because water at the slab edge is one of the things an evaluation looks at; the drainage and grading page covers that work.

Timing and weather

Orlando gets about 57 percent of its 51.45 inches of normal yearly rain from June through September (NOAA 1991–2020 normals, Orlando International Airport). Ask the contractor how weather affects the schedule.

Why an engineer's report often comes first

A contractor's free evaluation is a sales estimate, not an engineering opinion. In Florida, diagnosing the cause of foundation movement and writing a structural report is engineering under chapter 471, and only a Florida-licensed professional engineer (PE) may do it; a contractor may install a repair a PE designed (§471.003(2)(f)). Paying a few hundred dollars for an independent report before collecting bids gives every contractor the same scope to price, which makes the quotes comparable. The foundation and sinkhole inspection page explains what each kind of report covers.

How to compare written quotes

Get every quote in writing and put them side by side. A useful comparison asks the same questions of each:

  • License number. Florida requires a contractor's license number on its ads, proposals and contracts (§489.119(5)(b)). Check it on MyFloridaLicense.com. A county business tax receipt is not a license.
  • License type. Structural foundation work on a house is Division I contracting under §489.105(3)(a)–(c). Our Florida foundation contractor license guide explains which licenses fit.
  • Same scope. Does each quote follow the same engineer's report, or did each contractor decide the repair on its own?
  • Quantities. Number and type of piers, target depth or load, square footage of foam, injection points or grout volume.
  • Permit and plans. Who pulls the permit, whether sealed plans are included, and whether a final engineer's letter is part of the price.
  • What is excluded. Plumbing tests and repairs, tile or flooring, landscaping, drywall and stucco patching.
  • Payment schedule. How much is due at signing and how much at completion.
  • Warranty terms. Any warranty comes from the contractor, so read its written terms and what voids them.

Unlicensed contracts are unenforceable by the contractor (§489.128), and the Florida Homeowners' Construction Recovery Fund covers Division I contracts signed on or after July 1, 2024 up to $100,000, only for licensed contractors. The handyman exemption (under $2,500) does not fit foundation work.

A note on insurance

Florida law says settling or cracking of a foundation alone is not a catastrophic ground cover collapse (§627.706(2)(a)), and broader sinkhole coverage is optional. Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Frequently asked questions

How much does foundation repair cost in Orlando?

Two directories give different Orlando averages: about $3,126 from Today's Homeowner (February 2025) and about $5,509 from Angi (2026), with most Angi jobs between $1,943 and $10,263. National guides put most projects at $2,200 to $8,100. These are estimates, not quotes. The price for your house depends on the cause, the method and the engineer's scope.

Why do two foundation repair quotes differ so much?

Quotes usually differ because the contractors propose different repairs: more or fewer piers, foam lifting instead of piers, or grouting instead of underpinning. Ask each one to price the same written scope, ideally from an independent engineer's report, and list quantities, permit costs and exclusions. Then the numbers can be compared fairly.

Is a contractor's free evaluation the same as an engineer's report?

No. A contractor's free evaluation is a sales estimate. In Florida, diagnosing the cause of foundation movement and writing a structural report is engineering under chapter 471, which only a Florida-licensed professional engineer may do. National guides put an engineer's report at about $340 to $1,000, and up to $3,000 for complex cases.
